Renting a whole house makes more sense than booking several hotel rooms once your group reaches six or more: you get a kitchen, a shared space to spend evenings together, and the cost per person is usually lower.
How many people justify a whole house?
4–6 people — a house or villa with 3 bedrooms is about right. Any more and the living room starts to feel cramped in the evenings.
6–10 people — 4 bedrooms. The most common size for groups of friends and multi-generation families.
More than 10 people — consider two houses close together rather than one very large one. What gets congested is the bathrooms and kitchen, not the beds.
What to check before booking
The number of bathrooms, not just bedrooms. Ten people sharing two bathrooms is a very different experience from four. This is the most overlooked detail.
Air conditioning in every room. Many houses only have AC downstairs. Upstairs bedrooms at midday in the hot season are very hard to stay in.
Whether the kitchen is really usable. Big groups usually cook at least a few meals. Ask how many burners, how big the fridge is, and whether there are enough pots, plates and bowls for everyone.
Parking and access. Many houses in Da Nang are down lanes. A seven-seater can get in, but larger vehicles can't. Ask first if your group is travelling by car.
The pool, if there is one. Ask its size, depth and how often it's cleaned. With small children, also ask how deep the shallow end is and whether it's fenced.
House rules on hours. Whole houses sit in residential neighbourhoods. Ask about evening noise limits in advance so the party doesn't have to stop halfway.
Monthly or nightly?
Whole houses usually have both rates, and the gap is bigger than for apartments because nightly prices have a pronounced peak season.
Nightly suits short holidays and public holidays. Monthly suits families staying long term, teams working together, or extended winter stays — and works out much lower per night.
Contracts and deposits
For whole houses the deposit is usually one to two months' rent, higher than for apartments because the property is worth more.
There should be a handover record noting the condition of the furniture and appliances at check-in, with photos. With a big group there's more risk of things getting knocked, and the record protects both sides at check-out.
