What guests ask most before renting. If your question is not here, message us — we reply within one to two hours.

How is electricity billed?

At the state EVN tiered rate, with an individual meter for each unit, so you pay for what you use. We will show you the original utility invoice if you want to check. Water, internet and management fees are all stated in the contract.

How much is the deposit, and when is it returned?

One month for an apartment, one to two months for a whole villa. It is returned after handover and the final utility reading. Fair wear and tear — faded paint, a dead bulb — is our cost, not a deduction from your deposit.

How much cheaper is monthly than nightly?

Roughly half, per night. The break-even point is around 17 to 18 nights, so past that always ask for the monthly rate. Both rates are listed on every room, so you do not have to ask to find out.

Do I have to sign a long lease?

No. You can take one month and extend month by month. If you have not lived in Da Nang before, we suggest exactly that before committing to longer.

Can foreigners get residence registration?

Yes, and it is the accommodation provider’s responsibility rather than yours. We file it for foreign guests and provide a written contract you can use for other errands, such as opening a bank account.

Is the internet shared across the building?

A high-speed Internet connection (over 300 Mbps) serves the entire building, with most apartments having direct hardwired connections into the individual units. We carefully manage speed and bandwidth, conducting regular checks and upgrades to ensure your work proceeds smoothly and optimally.

Who fixes things when they break?

Our own maintenance team, not a contractor. Air conditioners are cleaned on a schedule. Message us and anything affecting daily life is handled the same day.

How does booking and payment work?

Send a request on the site and we reply within one to two hours. Once the room and price are agreed, our team sends bank transfer details. The booking is confirmed when payment is received. Nothing is charged before you have seen the room.

Can I view a room in person first?

Yes, and we encourage it. Pick a room and book a viewing, or see several in one visit. You are never asked for a deposit before seeing the actual room.
